This is a sample of our initial home maintenance assessment
This is an ultra-condensed draft of a typical first-time home maintenance and safety assessment. This draft will be used to provide a description of safety and maintenance deficiencies which could lead to expensive repairs.
We survey your home's interior, exterior, motor vehicles of all types. and survey safety and security issues. We are on the lookout for all maintenance issues which result in poorly performing machinery and abnormal deterioration. Water leaks and resulting damage is often discovered as well.
This draft is also used to develop a monthly or quarterly checklist for our inspectors to use when performing scheduled services. This ensures that your valuable physical assets do not deteriorate from “dropping-the-ball” on routine maintenance issues.
Our typical report of findings and recommendations usually takes at least two days at the home to complete, plus time for data entry into the maintenance history log.

KITCHEN #1 (MAIN GALLEY/FIRST FLOOR)Stove burners have yellow flame indicating poor combustion and possible carbon monoxide emissions:ACTION: Clean all burners, ensure that each burner is adjusted. Replace components if needed.
Air Fryer has grease build-up in main chamber. (Fire hazard. Examples on U tube)ACTION: Clean and check at every inspection cycle.
Main sink faucet has low flow.Action: Clean aerator and check seal.
Floor tile is lifted near dishwasher. Trip hazard! Water Damage?Action: Inspect and correct as needed.
The dishwasher has standing water.Action: Clean dishwasher strainers and check all tray rollers and door fit.
Range hood light bulb is out, and vent fan is noisy.Action: Complete service required. Replace bulb and clean the fan blades of grease and grime. Further inspection and deep cleaning of any grease in duct work.
The refrigerator continues to run without stopping. Interior light bulb is out.Action: Complete diagnostic service. Clean coil, check door seals. Defrost. Replace interior light bulb.
Galley #2 Second floor entertainment area.Found water under the bar sink. Slight leak at sprayer hose seal.Action: Replace sprayer hose seal and monitor for other possible seepage leaks. Clean mildew.
The wine cooler door gasket is deteriorated. Action: Replace the gasket. Clean mildew.
Icemaker isn’t making ice.Action: Corrected by resetting the full ice box “sensor arm”. It was stuck.
Main floor laundry.Strong odor.Action: check for standing water. Quarterly; Ensure that the floor drain has water in the trap to prevent sewer gases from escaping into the home. Fill all floor drain traps at every inspection. (Note: Floor drains have water traps which prevent foul sewer gases from entering the home. The water tends to evaporate, thus leaving no seal to keep gases out).
The washer door won’t open. Reported as in-operative for several weeks. Action: Corrected by cleaning the pump strainer of debris from a down pillow and draining the standing water into a bucket. Reset the washer power. The door now opens, tested for a normal cycle. Now all is normal.
Dryer reported as poor performing. Action: Checked and cleared the filter housing. Found to be clogged with lint due to an open filter seal. Further action: Suggest a complete cleaning of built-up lint inside of the discharge duct work all the way to the exterior outlet. Replace the deteriorated 4” duct with UL Listed flexible duct and hose clamps. Test for other issues.
The air handler main inlet filter is very dirty. Reported that AC has been performing poorly. Reported that filters are rarely changed.Action: Change filters at every inspection visit and adjust frequency as needed.Also inspect the complete system for other problems. Call HVAC for specialty service required by state laws. Consider installing an upgraded filter system.
Home Exterior:The dog kennel gate latch is broken. Action: Replace with better quality.
Security camera at back door has loose mountsAction: Improve the mounts.
Pellet grill is often used. Never serviced. Very greasy. Vent is frozen shut.Action: Complete cleaning of the pellet grill per manufactures recommendations. Replace the grease bucket liner.
Brick work at front entry is loose. Trip hazard.Action: Improve original installation.
Motion detector lighting at entry door is reported to be non-responsive.Action: Checked and found the switch was off. Also adjusted the sensor angle.
Motorized VehiclesAuto #1 (Utah XXX XXX) Daughter’s car 2011 Hyudai Sonata GLS.Noted one quart low oil. No wiper fluid.Action: Added wiper fluid. Topped oil off with 5w 20 synthetic Castrol high mileage. Monitor for unusual oil consumption.Wipers cracked: Action: Replace wipers with a better grade of refills.Topped off coolant with 50/50 Prestone. Auto # 2 (Utah XXX-XXX) Staff truck.Noted that the coolant is very low. Reported that it is running hot. Action: Cursory exam found a leak at the plastic upper hose connector. These are known to fail. Replace it with new unit and monitor closely for high engine temperatures and coolant loss. Auto #3 (Utah XXX-XX) Wife’s carRecent dealer-service decal dated XX/XX/XXXXDid find that the spare tire was low. Action: Aired emergency doughnut to 35 psi per label.Action: Replace the wipers and top off wiper fluid. Auto # 4 Family SUV (Utah XXX_XXXX)Recent service decal dated XX/XX/XXXXOil level filled too high. Warning label states, “Do Not Overfill”Action: Suck out oil as needed.Noted that the engine air filter is dirty. Action: Replace it ASAP. Fifth-wheel toy hauler:Owner requests complete inspection and service per manufacturers list and industry standards. All reasonable repairs authorized. No excuses. The family takes it out every Independence Day and other three-day holidays. Winterize after Thanksgiving after confirming with owner. Monitor all batteries state of charge. Tow vehicle: Dealer serviced. Action: However, we may top off fluids and conduct safety inspections as back-up. Monitor tire pressures and lug nuts. Keep windshield clean. Coat the interior and exterior rubber and vinyl with UV protective coating.Action: Replace the windshield wipers with best grade refills.
